Buying in Tech Terrace: A Property-by-Property Checklist
Start with the address, not the neighborhood label
Tech Terrace is an established area south of Texas Tech University. Our Tech Terrace area guide provides location context and official resources. This checklist focuses on the individual property: two nearby homes can have very different renovation histories, repair needs, and ownership costs.
Compare the condition behind the photographs
Before touring, ask for the available disclosures, the age of major systems, and records of significant work. During your inspection period, discuss the roof, heating and cooling, electrical system, plumbing, drainage, and any additions with the appropriate inspectors. Updated finishes do not establish the condition of concealed systems.
Build a separate list of work needed before move-in and work that can wait. Contractor estimates and inspection findings provide a firmer basis for your budget than a broad allowance for an older house.
Test the routes you will actually use
Visit the specific street and try your route to campus, work, groceries, or other regular destinations. Check crossings, sidewalks, parking, and travel time at the hours that matter to you. A neighborhood-wide description cannot establish that every address offers the same convenience.
Confirm schools and intended use
Use Lubbock ISD attendance resources and confirm the address with the district. A neighborhood name or ZIP code is not a school assignment. If you are considering a rental, verify the property’s permitted use, restrictions, actual lease information, and operating costs before relying on an income estimate.
Build a comparison you can act on
Compare recent relevant sales with current competing listings, noting condition, size, lot, improvements, and transaction terms. Asking prices are not closed-sale prices. A citywide average cannot value a particular home.
Bring an address or shortlist to a Lubbock buyer consultation. For a rental purchase, use the investment due-diligence checklist alongside the property review.
